What I wish I'd known before my first offer

The condition period — the 7 to 10 days between your accepted offer and subjects being removed — is the part nobody prepares you for. Here is what I would tell every first-time buyer before they get there.

First: hire a certified home inspector immediately. Do not wait until day three. Good inspectors book up fast, and the inspection often determines everything that comes next.

Second: read the inspection report yourself. Do not just ask your REALTOR what they think. The report is your document. If something is flagged, ask the inspector directly what it would cost to fix and whether it is urgent.

Third: if something comes up in the inspection, you have options — you can ask the seller to reduce the price, request repairs before closing, or walk away entirely. Walking away is not a failure. It is exactly what conditions are for.

Fourth: stay off social media about your purchase. Sellers agents watch for posts that signal you are emotionally committed. Keep your cards close.

Fifth: start moving your money early. If your down payment is sitting in a GIC or a registered account, you may need 3 to 5 business days to access it. Do not leave this until the last minute.
