September brought more inventory to the Winnipeg-area market. Active MLS® listings reached 4,234, up 14% from September 2025 and 5% above the five-year average. Detached-home inventory rose 20% from last September, reaching 2,098 active listings.
Sales were slower than they were a year earlier. There were 1,250 MLS® sales in September, down 10% year over year but in line with the five-year average. Condominium sales saw the sharpest decline, with 155 sales, down 23% from September 2025.
Despite the slower September sales pace, prices remain strong on a year-to-date basis through the end of the third quarter. The average price for residential detached homes reached a record $467,687, up 3% from 2025 and 8% above the five-year average. Condominium average prices also reached a record $288,751, up 2% from 2025 and 5% above the five-year average.
For detached homes, the most active September price range was $300,000 to $399,999, with 199 sales. The $400,000 to $499,999 range followed with 171 sales. Waverley West recorded the most detached-home sales within Winnipeg, followed by Island Lakes. For condominiums, the $200,000 to $299,999 range led activity with 49 sales, followed closely by the $100,000 to $199,999 range with 47 sales. River Heights had the most condominium sales in Winnipeg, followed by Osborne Village, Waverley West and Downtown.
For buyers, the larger supply of listings may provide more options to compare. For sellers, record year-to-date average prices show continued value in both detached homes and condominiums, although September’s lower sales activity reinforces the importance of pricing and positioning a property carefully.
